East Colorado Springs is best characterized as a mature area featuring gently rolling terrain, mature trees and a wide range of housing options. This area consists of several, well-defined subdivisions, Village Seven, Villa Loma Rustic Hills and Park Vista Estates just to name a few.

This area saw most of its growth during the seventies. Home styles range from traditional to contemporary. This part of town is serviced primarily by Colorado Springs Utilities with the exception of some subdivisions that feature larger lot sizes and homes on well and septic. The East side of Colorado Springs is located in the Colorado Springs School District #11attendance area.

This is a great area for people looking for a traditional neighborhood, complete with parks, schools, shopping, hospitals and a mature feel. The east side of Colorado Springs is probably one of the most overlooked areas in all of El Paso County.

The East area of Colorado Springs is west of the Powers Corridor and east of downtown Colorado Springs. This area has traditional older neighborhoods with homes built in the 40s and 50s with another boom in the 70s. Homes in this area are affordable and convenient to a lot of amenities. This is a popular area for families wanting to have a short commute to work and to most parts of Colorado Springs.

The East area of Colorado Springs is home to Colorado Springs School District #11. This is the largest school district in the area with over 60 schools. Attendance areas are determined by address with additional consideration given to those students who wish to choice into another school.

The weather in East Colorado Springs tends to be a little more temperate than in other parts of the Colorado Springs area due to it’s lower elevation. Average highs in the winter are in the mid 40’s with average lows dropping down to 18-20 degrees. Summertime temperatures average 80-85 degrees with the lows in the upper 50s. This area has the popular Palmer Park which is great for an afternoon hike or bike ride in the nice weather.
