Selling Process

Staging and Repairs: Decades of experience and hundreds of home sales have given us significant insight into what appeals to home buyers.The first thing we do is to "stage" your home.This may consist of minor cleaning or major de-cluttering. Remember, price and condition sell homes. The market controls price but you control condition!
Measure: We measure for gross square footage, finished square footage and individual room sizes.This is important.We don't want to misrepresent the size of your home or risk after closing litigation with disgruntled buyers.
Gather Information: This is the process of documenting the details and features that comprise your home. Heating, plumbing, windows, amenities, etc...This is important because buyers want to know the details, especially when they are close to making a decision.
Pictures: This is how we create a wonderful first impression.We do multiple wide angle pictures that show the entire scope of each room.These pictures are different then those of our competition. We encourage you to get online and compare. Many listing don't have pictures. Fact: some buyers won't even look at a home without pictures.
VirtualTours: We take at least four "Virtual Tour" images of your home.These are important for several reasons. First, buyers often do their initial home search (first trip out) based on homes with virtual tours. Secondly, most IDX providers (realtor.com etc...) post homes with virtual tours higher on their index pages than homes without them.As you can see in the race for buyers attention, Virtual Tours are an important tool.
Sign: Once we've collected all of the pertinent data,and prepared your home for showings, we are ready to put the sign up. It is important not to put the sign up too soon. Generally, you receive the most showings in the first two weeks. It is important to make our best impression right away. Putting the sign and lockbox up before the home is ready is like starting a show without finishing rehearsal.
Lockbox: This goes on when the sign goes up. Agents use this secure lockbox to gain access to your home for showings.
Flyers: These come to the house on the same trip as the sign and lockbox.
Profile Book: This accompanies the flyers, sign and lockbox.
Special Information: Occasionally a home has special circumstances or features that require more documentation than is appropriate for the flyer or profile book. In these instances, we prepare special presentations, booklets, signs etc...whatever it takes to answer questions or express the unique nature of your home.
