In this scenario, we provide the same set of management services but keep our clients appraised as to the market conditions and when they actually might be able to sell the property. SeasonalThe third category is the "Snowbird". Our snowbird services include monitoring your home while you are away. Advertisement and marketing with multiple Internet sites including the Pikes Peak MLS site, company web site and personal property web site.
We screen tenant applications to make sure we obtain the most qualified applicant for the property. Applicant evaluations include their rental history, credit history and employment/income.
Showings are done by an experienced property manager or by licensed real estate broker. The property is never shown without a professional present.
We conduct a Move In Inspection Report as well as thoroughly videotaping your property. Videotapes are useful in determining damage upon move out as well as being used in court, if necessary. We also conduct a Move Out Inspection when a tenant has vacated the property.
We have 24 hour coverage in case of emergencies. All repairs, either minor or major are handled by licensed and insured contractors.
You will be provided copies of all invoices. You will receive a 1099 form with your Year-end Statement to assist in the preparation of tax returns.
We hold tenant's security deposit in escrow and separate maintenance funds provided by owner. At the end of the lease period we will account for any deductions needed to return property to move in condition and return the remainder as per our lease to tenant.
We charge 10% of monthly rents collected. When this property is vacant no fee will be collected.
