East-The east side of Colorado Springs developed during the late 1960’s through the 1990’s. This area consists of some truly beautiful neighborhoods These neighborhoods feature mature trees, some great views and a very central location. Retail in this area tends to be provided by older small businesses. The Citadel Mall is a large mall located in the southwest corner of this area. It’s important to note that the MLS area East should not be confused with the Powers area. The East area is bordered by Powers Blvd to the east, Union Blvd to the west, Platte Ave to the south and Stetson Hills Blvd to the north. Prices in this area range from $60,000 for a resale condo to $2,000,000 for large estate homes near the Colorado Springs Country Club and Palmer Park. This area is close to the University of Colorado-Colorado Springs as well as Hospitals, restaurants and recreation. This area is home to a wide range of parks and open space. Number of Sales by month The east side of Colorado Springs is a very consistent market, especially when it comes to number of sales. The arc seen in the chart below closely mirrors the overall Colorado Springs Real Estate market. Median Sales Price by month The median sales price chart mirrors the number of sales chart closely, with the exception of a dramatic spike in February and March. This is due to a couple of multi-million dollar sales. Remember, the east side of Colorado Springs is home to the Colorado Springs Country Club and Palmer Park, the area features a wide range of homes and prices. |
