A Compelling Argument To Buy Now!

We spend a lot of time on this site analyzing the market as it looks right now. One of the big problems with that is we tend to state the facts with little or no indication as to what buyers and sellers should do from a strategic standpoint. This advice is generally saved for those clients that actually choose to work with us.
Since we are getting the feeling that most people are sitting on the sidelines and waiting to ese what happens, we felt like it might be a good time to weigh in on weather or not it was a good time to buy.
Many people these days want to know if it’s a bad time to buy? Although I hate this answer, the answer is a resounding it depends! Homes with positive and desirable characteristics are still selling and selling fast, kind of like NFL seasons tickets in cities like Denver, Washington or Green Bay in non-playoff seasons (this market is officially a non-playoff season).
The current bad press about the housing market, issues in the mortgage industry and foreclosure fears are keeping the prices of all homes down, even the really good ones. From the investors point of view, this is the kind of market that creates opportunities.
Much like the financial markets, timing in the housing market is vitally important. For example, the time to buy energy stocks was when technology stocks were really hot. The people that make money in any market are the ones that tend to move contrary to the masses.
Let’s take a look at the current market situation. Right now based on our month’s surplus report, Tri-Lakes looks pretty grim. Lots of inventory, not a lot of action and worst of all, winter is on the way.

Additionally, “The Club at Flying Horse” is finally completed and is an incredible facility.
When you consider the long list of positive attributes in and around theTri-Lakes area, it’s hard to believe the market outlook will remain bleak for much longer. Here’s the problem, many homebuyers are going to sit on the sidelines and wait to see what happens. While they wait, more buyers will enter the marketplace, more homes will start selling and prices will stabilize and start to rise. The opportunity will be lost and the success stories will be told by those that bought in the fall and winter of 2007.

The contrarian's point of view is as follows. Tri-Lakes is a beautiful area, the schools are great and it’s close to Denver. Ten minutes to the south is the Interquest corridor, where there are new retail developments, theatres and a convention facility currently under construction.
