The Heights at Jackson Creek was one of the first areas developed in that subdivision and for good reason. This area featured natural terrain for big walk-out basements along with big time views of Pikes Peak, the Front Range and the United States Air Force Academy.

 

So, when I walked into the listing appointment for this 4,200 square foot, walk-out, stucco ranch plan I was expecting a big time view but I must say even I was surprised at the quality of the view. The west side of this home has some of the best views I’ve seen in a long time. Additionally, there is a covered deck I think would be a wonderful place to enjoy our beautiful Colorado Summers.

 

The main level of this home offers a great layout with a large living room, dining room and kitchen all in close proximity. I just think this is a great arrangement for entertaining. On the other side of the main level are three large bedrooms and two full bathrooms, this is rare in a ranch plan. The current owner uses the middle bedroom as a home office which still leave two bedrooms on the main level, the large master suite that walks-out to the covered deck and attaches to a beautiful 5-piece bath suite and a large third bedroom as well.

 

Even the Walk-out lower level has views in this home. The basement also features a huge family room complete with wet-bar, great for games or entertaining. This level also has 2 large bedrooms and a separate bathroom.

Every now and then you walk into a house and are completely blown away by the quality of the improvements. This is exactly what happened when I went to list this beautiful woodmoor home. The exterior consists of clean lines and a simple stucco cladding, this was clearly a nice home on a great lot.

Once you walk through the front door it becomes very apparent that the clean and simple exterior of this home doesn’t begin to tell the whole story on this home. The kitchen of this home has been completely remodeled, featuring new, stainless steel Kitchen Aid appliances, slab granite counter tops, under mounted stainless steel sink, hardwood floors and custom cabinets. The kitchen attaches to an open eating are which walks out to the large wrap around deck. Additionally this room opens to a beautiful family room, which features lots of windows and lots of light. The spacious living room features vaulted ceilings, a wood burning fireplace and lots of built-ins. The upper level features four large bedrooms and two full bathrooms. The master bedroom has one of the most incredible views I have seen in a really long time, you can see the entire Rampart Range from above the ponderosa pines that cover Woodmoor.

The basement is yet another great space. This level features a large room that acts as an additional family room and features a wet bar and attaches to a game room. This level also features a large workshop, a bedroom and a full bathroom.

It’s often difficult to find a great home on a great lot, especially in an area the was developed in the 80’s but this home is everything a buyer could want, trees, views, style, quality and privacy.

The numbers are in for Jackson Creek for March of 2011. The market in this neighborhood continues to show a decent amount of activity. When you look at the same month from the previous year, March of 2010 saw 2 sales for the entire subdivision while March of 2011 6 sales. Here is a look at the numbers for March of 2011.

March saw a good amount of activity, 7 sales. Prices continue to fall but the listing discount is at 1.97%, this is good news as those that did sell sold for closer to asking price then we've been seeing. The bad news is the months of inventory is up ti 8.24 months, this is buffered by the approaching "busy season".

The numbers are in for February, 2011 for Jackson Creek. We are really optimistic about the coming spring for this subdivision. There were 3 sales that closed in February but that’s not really the good news. There are currently 16 homes that are “Under Contract” or “Pending”, 6 of These are new construction and 12 of the 16 have gone under contract since the beginning of 2011. Additionally, there are only 2 Short Sales in the neighborhood, we think it’s great to see this number so low for a change. All of this activity really makes us look forward to the spring selling season in Jackson Creek, here is a summary of the statistics for February, 2011

This custom home was built by Peter Zarkavacki…a great builder know by many of the Monument locals. The floor plan is great with 4 bedrooms up and 1 in the basement. The main level has a great room concept (20 foot ceiling) with formals. Upgrades include stucco, 20” X 20”tile floors, granite slab countertops, 42” maple cabinets, stainless steel appliances, jetted tub in the master, oil rubbed bronze hardware, air conditioning, pre plumbed for central vac and pre wired for security.

The cool thing about this lot is that it is “in” Woodmoor, so close to everything; however, it is amazingly private. There are pine trees and views of bluffs. All the schools are within 5 minutes. Access to 25 is 5 minutes..which means about 20 minutes to downtown Colorado Springs and 45 minutes to the Denver Tech Center. So if you want to feel like you are on acreage but your lifestyle does not allow living far out, this is a perfect hope.

“Woodmoor” has remained amazingly consistent over the past 12 months. It should come as no surprise that “Woodmoor” is a cyclical market. As you can see from the chart below the number of sales really spikes as we head into the spring market and tapers off once school starts up. So, when we look at the number of currently active listings (40) in relation to the normal Spring activity the market horizon actually looks good. Having said that, the homes that are selling are well priced, well staged and aggressively marketed.Woodmoor Statistics

The Average sales price $353,500 is down 5.18% from January of last year, not great news but considering the state of the national market, we are lucky. The listing discount from January of 2011 was 5.37%, this is about 2.5 % higher then we usually see.

The most encouraging statistic is the Months of inventory; there is a 5.65 months supply of homes on the market. Industry standard for a “balanced” market is 6-Months so officially we are in a sellers market? Here in the trenches, it certainly doesn’t feel that way. I think what’s really happening is that a lot of listings that would normally be on the market are being leased. Sellers weren’t willing to take the hit, so they found a renter (easy these days, thanks to short sales and foreclosures) and decided to wait out the market. We aren’t really going to know what the true state of the market is until the end of the second quarter.

For the time being, “Woodmoor” is holding steady and unless we see a big influx of new listings in the next 60 to 90 days it looks to be a good Summer for home Sellers.

As of the end of January, 2011, there were 41 single family and patio homes on the market in Jackson Creek with a median list price of $346,250. The homes that are currently on the market have been on the market for an average of 161 days. Nine of the forty homes have been on the market for over 200 days, and six have been on the market for over 300 days. ..It’s hard to imagine having your house on the market that long!

Extended market times like this are generally due to one of four factors; location, condition, price or lack of exposure.

We see the proof of this when we look at the homes that did sell in January. The average days on market for those homes that sold in January was 120 days while the median price of those sold homes was $323,250, 6.6% lower than the median list price. Additionally, those homes that sold only saw a 1.62% listing discount as compared to 3.10% for all of El Paso County.

Inventory is the final factor I want to take a look at. The Jackson Creek market appears to be moving a bit faster with 6.83 months of inventory. Real Estate industry standards consider a 6 month inventory of homes to be a balanced market so although Jackson Creek is still officially a “buyers-market”, the trend is toward balance.

This is good news for Jackson Creek…..as our number of sales chart shows we are heading into the busy part of the real estate markets’ cycle. So, unless we see a ton of new listings in the coming months, the spring influx of homebuyers should help us sell through a good portion of the existing inventory.

I have to say I was very surprised to see this information. Homes sold in Woodmoor more quickly in December  than any other month for 2010. Tri Lakes has been so cyclical in the past based usually on weather. This is a change. With optimism that the economy is on the mend, sales seem to be picking up..it will be interesting to watch between January and May…when it warms up a bit.

The most frequent question I am asked when working with buyers is "How much do seller's come off their listing price?" This Listing Discount is the difference between the List Price and Sales Price. Of course, all it takes is one REALLY overpriced or underpriced listing to skew the numbers, and unfortunately, very common in this market. The listing discount in the Woodmoor area for 2010 was 4%.

Lewis Palmer SchoolsThe Lewis-Palmer District #38 School District is offering choice enrollment for next fall until February 25th. 2011. This option is available for all grade levels at all schools. Additionally this opportunity is available to students from both inside and outside of the D-38 attendance area boundaries.

Jackson Creek Stats as of 1/17/2010

There are currently 37 properties on the market in Jackson Creek. Prices range from  $219,000-$489,900. Average days on the market for these homes is 151 days. These numbers include 5 properties that are new construction.

There are 2 properties under contract. Average days on market for these is 153..with an average list price of $357,238.

21 properties have closed since 9/1/2010. Prices range from $229,000 - $530,000 with an average sales price of 298,531. One of these was new construction. Average days on market ..130.

For what it is worth I think neighborhoods go through cycles..the “gotta live there right now” neighborhood, and the” take it or leave it” neighborhood. When Jackson Creek appeared on the map, the builders could not build them fast enough. When the 1st resale homes came on the market, buyers would race to submit the 1st offer. Then Jackson Creek slowed way down..the construction from the Baptist exchange as well as Leather  Chaps put a huge damper on real estate traffic. Then as we all know, the economy took a dive. I was driving through Jackson Creek this weekend. Through all the bumps   this neighborhood has taken on an established feel…trees have grown. It just felt like a great neighborhood.

So I think this is the year Jackson Creek will make a comeback. Hope so.

 There are currently 38 single family homes that are active in Woodmoor. Prices range from $234,000-$565,000..2 more than last week. Average Days on Market has come down to 128 days. There is no new construction in this number.

There are currently an additional 7 homes that are under contract. Of these 7, 1 is a short sale and 2 are bank owned.

One property did close this week. It sold at $128.76 a square foot (above grade square footage). The basement was unfinished. The seller paid $5000 of closing costs and the property was on the market for 180 days..

Not much activity this week ..the sub zero temperatures had to have something to do with it. Interest rates have also settled a bit from the previous week.

Below are stats that I have pulled from MLS as of 1/10/2011.

There are currently 36 single family homes that are active in Woodmoor. Prices range from $234,000-$565,000. Average Days on Market for these homes is 135 days. There is no new construction in this number.

There are currently an additional 8 homes that are under contract. Average days on the market for these to go under contract is about 149...give or take a few hours.

The better news is that there have been 26 reported closed sales since September 1, 2010...Average days on the market for these sales..109 days. Average sales price is $359. Of the 26, 21 have sold since 10/1/2010.

We will see what the New Year brings. All indicators point to a better market in 2011 according to a recent article published by the National Association of Realtors. Interest rates will creep up but hopefully not exceed  5.3% according to Lawrence Yun,   NAR ‘s chief economist.

With higher rates on the horizon, hopefully fence sitters will jump into the market knowing that good things don’t last forever.
