Cheyenne Canyon

If you don’t live on the Southwest side of town, you may not be familiar with Cheyenne Canyon.  Cheyenne Canyon is located in school district #12, just a few minutes from the Broadmoor Hotel and the Cheyenne Mountain Zoo.  The price range for single family homes is considerably broad.  Homes can be found for around $100,000 all the way up to $500,000. Most of the homes are older and were built in the early 1900’s through the 1960’s, and they display plenty of character.

Cheyenne Canyon is home to the famous Seven Falls and Helen Hunt Falls. I love to take advantage of the endless scenic miles of hiking and biking trails that are everywhere you turn in this gorgeous area.  It is a desirable area of town and inventory is typically low.  The easy access to the great outdoors and Cheyenne Mountain Schools draw people to Cheyenne Canyon, myself included!

The Skyway neighborhoods are located in southwest Colorado Springs and are home to Cheyenne Mountain School District #12.  It is a very desirable area of town and has many things to offer.  Here are some stats.

2011 Stats

Homes Sold: 45

Average Selling Price: $360,510

Average Price per Square Foot: $108.02

Average Days on Market: 85

 

2010 Stats

Homes Sold: 40

Average Selling Price: $343,537

Average Price per Square Foot: $107.87

Average Days on Market: 79

Cheyenne Shadows Golf Club is located on Fort Carson Army Base at the base of Cheyenne Mountain.   It is open to the public/civilians year around even though it is on a military base.  Colorado Springs does have the occasional 60-70 degree weather in the middle of winter, therefore it is possible to golf year around.   Cheyenne Shadows is a 18 hole championship course that opened in 1971 and was designed by Dick Phelps.  The course is a par 72 and is 6,919 yards long.  Rental clubs and carts are available as well as a driving range.  The price to golf 18 holes with a cart is just under $50.  The course is one of the best public courses in Colorado Springs and I highly recommend trying it out.

Luigi's

When I think of Italian food I always think of Luigi’s. When I first moved to the Pikes Peak Region in 1986 it is one of the first restaurants I went to with my family in Colorado Springs.  Luigi’s has been family owned and operated since 1958. Besides the food, the atmosphere is one of the best attributes of Luigi’s. It is very inviting and tranquil. Luigi’s has an extensive menu and wine list to choose from. I highly recommend the Tortellacci which comes with two sauces, Besciamella(alfredo) and meat. Tortellacci goes great with Riserva Villa Banfi Chianti Classico. There pizza is one of the best in town as well. The staff makes you feel at home as soon as you step foot in the door. They open for dinner at 5:00pm Tuesday-Sunday. Skyway

SkywaySkyway is located on the base of the foothills in Southwest Colorado Springs. It is home to Cheyenne Mountain School District #12. Lower Skyway is priced from $175,000-$350,000 and Upper Skyway is priced from $350,000-$750,000 for single family homes. The reason for the price variance is due to location. The homes are also newer and larger in Upper Skyway.

There are many great amenities around Skyway. First of all, there are great hiking and biking trails in and around Cheyenne Canyon just down the road from Skyway. Many locally owned restaurants and shops surround Skyway. Bear Creek Regional Park is a great place to take the family to enjoy the 300+ days of sunshine Colorado Springs experiences. The world renowned Broadmoor Hotel and Resort just a few minutes away.

Many people like the fact that Skyway is a more established neighborhood. Mature landscape surrounds the area. Location is a big factor for people moving to the Skyway area.  Many people love being close to the foothills to take advantage of the fantastic city views. Cheyenne Mountain School District #12 is an attraction for families due to having some of the top academic scores in Colorado Springs.

6 Midland Road is located behind the Broadmoor Hotel with 180 degree views of Colorado Springs. Main level has decks in the front and back of the house. The front deck takes in views of Colorado Springs to include Garden of the Gods. The back deck is partially covered and looks out at a fenced private lot with views of Cheyenne Mountain.

Bear Creek Dog Park

Hello my name is Sullivan, but my friends call me Sully. I want to share all of my fantastic adventures around Colorado Springs with you. I am six year old Yellow Labrador Retriever, but I have the energy of a six month old puppy.

Every morning I wake Mike up with a big, fat, slobbery kiss and thank my lucky stars that I live in one of the most dog-friendly cities in the country. The Pikes Peak Region is home to many breathtaking sights, friendly people and endless adventures.

One of my all time favorite adventures to go on is to the Bear Creek Dog Park, which is located at the base of the foothills in beautiful southwest Colorado Springs. Just this morning I gave Mike the “puppy eyes” (which I have perfected) and persuaded him to take my sister, Benelli, and me there. He even rolled down the window on the way so I could breathe in the crisp mountain air and let the wind flap my ears.Sully at Bear Creek Dog Park

We jumped out of the car and ran straight for the basket full of donated tennis balls. Mike grabbed a ball and some baggies from the dog house baggie station (just in case I have an accident…or two…) I ran free of any restraints throughout the entire fenced-in, 25 acre park. There are several small trails to explore and lots of benches and picnic tables for Mike to relax on. I made my usual rounds and said hello to Louie and Ullr, and I even met a hot little Husky named Zami. All the running and sniffing made me hot and sweaty, so I charged into Bear Creek for a cold drink and refreshing dip. We took another walk around the ¾ mile loop so I had time to dry off before getting back into the car.Bear Creek Dog Park

On the way out of the park, I passed by the 2 acre fenced-in area for small dogs only. That is one area of the park that I don’t need to explore. For one, I’m too big, but in all honesty, I am a big baby and those little dogs kind of scare me. Mike decided it was time to put the leash back on and say good-bye to the park, but I could have stayed there all day. (I hope I see Zami again soon.)
