2012

Homes Sold: 1184

Average Sales Price: $175,342

Average Price per Square Foot: $84

Average Days on Market: 72

 

2011

Homes Sold: 1158

Average Sales Price: $159,752

Average Price per Square Foot: $79.94

Average Days on Market: 76

According to the Colorado Association of Realtors, Colorado real estate continued its uphill trend in the fourth quarter of 2012.  Great opportunities exist for buyers and sellers alike in 2013. The number of listings sold has increased 15.8% from 2011. The median price rose from $199,000 to $223,500, which is an impressive 12.3% growth.  The number of houses on the market has decreased by 2.4%, indicating a shift in the market.  In the fourth quarter of 2012, sellers received an average of 97.8% of the listing price, an increase of 1.1% the previous year.  The average amount of days on the market for a listing has dropped from 114 days to 89 days, which is equal to a 21.9% decrease. The Colorado market is still a great buyers’ market, but is creeping towards becoming a stronger sellers’ market due to the decreased inventory, fewer days on market, and an increased percent of the list price received.  The uphill trend looks like it will continue through 2013, which is excellent news for the Colorado real estate market.

Cheyenne Canyon

If you don’t live on the Southwest side of town, you may not be familiar with Cheyenne Canyon.  Cheyenne Canyon is located in school district #12, just a few minutes from the Broadmoor Hotel and the Cheyenne Mountain Zoo.  The price range for single family homes is considerably broad.  Homes can be found for around $100,000 all the way up to $500,000. Most of the homes are older and were built in the early 1900’s through the 1960’s, and they display plenty of character.

Cheyenne Canyon is home to the famous Seven Falls and Helen Hunt Falls. I love to take advantage of the endless scenic miles of hiking and biking trails that are everywhere you turn in this gorgeous area.  It is a desirable area of town and inventory is typically low.  The easy access to the great outdoors and Cheyenne Mountain Schools draw people to Cheyenne Canyon, myself included!

So, I have recently become a dad and this holiday season will change quite a bit for me.  I used to throw holiday parties for all of my friends without kids.  Now I have one.  I have realized I need to find something more age appropriate for my new baby, Claire.  There are several things for families to do in Colorado Springs around the holiday season.  Here is one of my favorites. 

The Cheyenne Mountain Zoo offers the Electric Safari every holiday season.  They have been doing this for 22 years now and it has become a great tradition here in Colorado Springs.  The Electric Safari is December 7-9 and December 14 through January 1 from 5:30pm-8:30pm.  It offers tons of lights, animals and warming fires all through the zoo.  Oh, and don’t forget the big, jolly white bearded guy is also there for the kids to meet.  Here is a link with more information. http://www.cmzoo.org/guestInformation/events/electricSafari.asp

The Skyway neighborhoods are located in southwest Colorado Springs and are home to Cheyenne Mountain School District #12.  It is a very desirable area of town and has many things to offer.  Here are some stats.

2011 Stats

Homes Sold: 45

Average Selling Price: $360,510

Average Price per Square Foot: $108.02

Average Days on Market: 85

 

2010 Stats

Homes Sold: 40

Average Selling Price: $343,537

Average Price per Square Foot: $107.87

Average Days on Market: 79

The Ski Shop, Inc.

Well, winter is finally here and that means ski season here in Colorado.  So far this season it has been a little disappointing in the snow department.  Most of the mountains in Colorado have below average snow fall so far this winter, but it is still early.  The Pikes Peak region is very close to several world-class ski resorts.  That is why it is very important to find a local ski and snowboard shop.  The Ski Shop located in Southwest Colorado Springs has been locally owned and family operated since 1952.

The staff is very friendly and extremely knowledgeable about all the products they sell.  The Ski Shop is continually voted in the top three ski and snowboard shops in Colorado Springs.  I have been going to The Ski Shop since the 1980’s and will continue to because of their great customer service and knowledgeable staff.

After

BeforeI don’t know about anybody else, but staining a deck is no fun!  Luckily, I have a great mother-in-law, wife and grandpa to help.  Here are a few steps to take when staining a deck.  First, you need to counter sink the nails and screws.  This can be a very tedious step if most your screws and nails are popped.  Second, you need to clear and debris off the deck so you can power wash.   You will need to give adequate drying time before moving on to the third step……..sanding.  I highly recommend renting a floor sander from Bill’s Tool Rental.  It will save you hours of time and back pain.  You must then sweep all of the sanding dust off the deck before performing the final step, which is applying the stain.  This is my favorite step because you are just about done and you actually start to see satisfaction from all your hard work.  Actually, the final step is sitting back, relaxing, barbecuing and enjoying a cold beer on your freshly stained deck.  This is truly my favorite step.  If you have any questions about staining a deck, I recommend calling a handy man……not me.

PCBCPhantom Canyon Brewing Company opened its doors in the winter of 1993 and never looked back. They offer a wide variety of great food and tasty microbrews. Their friendly service is one of the best in Colorado Springs. It is located in downtown Colorado Springs on the corner of Pikes Peak Avenue and Cascade Avenue in the historic Cheyenne Building that was built in 1901. PCBC takes up all three floors of the Cheyenne Building. The first floor is the expansive dining area with full bar. The second floor offers the billiards hall that houses 13 pool tables, foosball tables, darts and big screen TVs. You can get the same great food on the second floor that you do on the first floor. The third floor is the banquet hall which does hundreds of events a year. Those events range from wedding receptions, reunions and business meetings. If Phantom Canyon Brewing Company doesn’t scream Colorado I don’t know what does.  Enjoy!

Here is yet another great neighborhood just down the road from Fort Carson Army Base.  This subdivision is a well-established area and was developed in the 1960’s.  There are mostly ranch and tri-level style homes.  Single family homes are priced from $70,000-$220,000.  Head east on Cheyenne Meadows Road and you will encounter an abundance of shopping and entertainment to include Super Target, World Arena, Tinsletown Movie Theater and much more.  Most of the neighborhood has great views of Cheyenne Mountain which includes plenty of outdoor activities.  Stratmoor Village is home to Stratmoor Elementary School, Fox Meadow Middle School and Harrison High School.  If you would like more information on this area or others in the Pikes Peak Region please contact me.

The Glen at Widefield is another great neighborhood just minutes from Fort Carson. It is a newer subdivision that was developed in the early 2000’s. The price for a single family home ranges from $130,000-$285,000. The Glen at Widefield is home to Sunrise Elementary, Janitell Middle School and Mesa Ridge High School which are all part of Widefield School District #3. The Markets at Mesa Ridge shopping center is just a few miles away and includes Safeway, Lowes and Wells Fargo just to name a few businesses. There are also many restaurants in the Mesa Ridge shopping center. The Glen at Widefield is a very convenient location within minutes of Fort Carson and shopping. Cheyenne Shadows Golf Club is located on Fort Carson Army Base at the base of Cheyenne Mountain.   It is open to the public/civilians year around even though it is on a military base.  Colorado Springs does have the occasional 60-70 degree weather in the middle of winter, therefore it is possible to golf year around.   Cheyenne Shadows is a 18 hole championship course that opened in 1971 and was designed by Dick Phelps.  The course is a par 72 and is 6,919 yards long.  Rental clubs and carts are available as well as a driving range.  The price to golf 18 holes with a cart is just under $50.  The course is one of the best public courses in Colorado Springs and I highly recommend trying it out.
