The Skyway neighborhoods are located in southwest Colorado Springs and are home to Cheyenne Mountain School District #12.  It is a very desirable area of town and has many things to offer.  Here are some stats.

2011 Stats

Homes Sold: 45

Average Selling Price: $360,510

Average Price per Square Foot: $108.02

Average Days on Market: 85

 

2010 Stats

Homes Sold: 40

Average Selling Price: $343,537

Average Price per Square Foot: $107.87

Average Days on Market: 79

Well, winter is finally here and that means ski season here in Colorado.  So far this season it has been a little disappointing in the snow department.  Most of the mountains in Colorado have below average snow fall so far this winter, but it is still early.  The Pikes Peak region is very close to several world-class ski resorts.  That is why it is very important to find a local ski and snowboard shop.  The Ski Shop located in Southwest Colorado Springs has been locally owned and family operated since 1952.

The staff is very friendly and extremely knowledgeable about all the products they sell.  The Ski Shop is continually voted in the top three ski and snowboard shops in Colorado Springs.  I have been going to The Ski Shop since the 1980’s and will continue to because of their great customer service and knowledgeable staff.

Home Improvement: Re-Staining a Deck

BeforeI don’t know about anybody else, but staining a deck is no fun!  Luckily, I have a great mother-in-law, wife and grandpa to help.  Here are a few steps to take when staining a deck.  First, you need to counter sink the nails and screws.  This can be a very tedious step if most your screws and nails are popped.  Second, you need to clear and debris off the deck so you can power wash.   You will need to give adequate drying time before moving on to the third step……..sanding.  I highly recommend renting a floor sander from Bill’s Tool Rental.  It will save you hours of time and back pain.  You must then sweep all of the sanding dust off the deck before performing the final step, which is applying the stain.  This is my favorite step because you are just about done and you actually start to see satisfaction from all your hard work.  Actually, the final step is sitting back, relaxing, barbecuing and enjoying a cold beer on your freshly stained deck.  This is truly my favorite step.  If you have any questions about staining a deck, I recommend calling a handy man……not me.

PCBCPhantom Canyon Brewing Company opened its doors in the winter of 1993 and never looked back. They offer a wide variety of great food and tasty microbrews. Their friendly service is one of the best in Colorado Springs. It is located in downtown Colorado Springs on the corner of Pikes Peak Avenue and Cascade Avenue in the historic Cheyenne Building that was built in 1901. PCBC takes up all three floors of the Cheyenne Building. The first floor is the expansive dining area with full bar. The second floor offers the billiards hall that houses 13 pool tables, foosball tables, darts and big screen TVs. You can get the same great food on the second floor that you do on the first floor. The third floor is the banquet hall which does hundreds of events a year. Those events range from wedding receptions, reunions and business meetings. If Phantom Canyon Brewing Company doesn’t scream Colorado I don’t know what does.  Enjoy!

Here is yet another great neighborhood just down the road from Fort Carson Army Base.  This subdivision is a well-established area and was developed in the 1960’s.  There are mostly ranch and tri-level style homes.  Single family homes are priced from $70,000-$220,000.  Head east on Cheyenne Meadows Road and you will encounter an abundance of shopping and entertainment to include Super Target, World Arena, Tinsletown Movie Theater and much more.  Most of the neighborhood has great views of Cheyenne Mountain which includes plenty of outdoor activities.  Stratmoor Village is home to Stratmoor Elementary School, Fox Meadow Middle School and Harrison High School.  If you would like more information on this area or others in the Pikes Peak Region please contact me.

The Glen at Widefield is another great neighborhood just minutes from Fort Carson. It is a newer subdivision that was developed in the early 2000’s. The price for a single family home ranges from $130,000-$285,000. The Glen at Widefield is home to Sunrise Elementary, Janitell Middle School and Mesa Ridge High School which are all part of Widefield School District #3. The Markets at Mesa Ridge shopping center is just a few miles away and includes Safeway, Lowes and Wells Fargo just to name a few businesses. There are also many restaurants in the Mesa Ridge shopping center. The Glen at Widefield is a very convenient location within minutes of Fort Carson and shopping. Cheyenne Shadows Golf Club is located on Fort Carson Army Base at the base of Cheyenne Mountain.   It is open to the public/civilians year around even though it is on a military base.  Colorado Springs does have the occasional 60-70 degree weather in the middle of winter, therefore it is possible to golf year around.   Cheyenne Shadows is a 18 hole championship course that opened in 1971 and was designed by Dick Phelps.  The course is a par 72 and is 6,919 yards long.  Rental clubs and carts are available as well as a driving range.  The price to golf 18 holes with a cart is just under $50.  The course is one of the best public courses in Colorado Springs and I highly recommend trying it out.

Colorado Springs is regularly voted one of the top 10 most dog friendly cities.  What makes Colorado Spirngs a great place for dogs is the amount of beautiful outdoor activities just west of downtown.  The abundance of hiking trails and parks make being a dog living in Colorado Springs amazing.    Bear Creek Dog Park, Cheyenne Canyon, Red Rock Canyon Open Space and Garden of the Gods are just a few to choose from.  If you are traveling through you can choose from more then 50 dog friendly hotels.  There are also several shopping centers, restaruants, off leash parks to choose from.  Follow link below to find more dog friendly attractions in Colorado Springs.

There are many great neighborhoods that surround Fort Carson. The first I would like to touch on is Cheyenne Meadows. It is located in the southwest part of Colorado Springs at the base of Cheyenne Mountain just east of Highway 115. Cheyenne Meadows is located within 5 minutes of Fort Carson. Single family homes range from $130,000-$260,000 and Condo/Townhomes range from $115,000-$175,000. It is home to Harrison School District #2. A great shopping center is just around the corner. Cheyenne Meadows Park sits in the center of the neighborhood and is a great place for your family to gather and enjoy the Colorado scenery. If you are in the military or a federal employee and have been deployed outside of the United States from December 31 2008-May 1st, 2010 for 90 days or more you still qualify for the $8,000 first time homebuyer tax credit. It is a great incentive to by a home. You don’t have to pay back unless you sell your home within three years. In order to qualify you must be under contract on a property by April 30th, 2011 and close by June 30th, 2011. It is also; still a buyer’s market and the rates are still historically low. Luigi's

When I think of Italian food I always think of Luigi’s. When I first moved to the Pikes Peak Region in 1986 it is one of the first restaurants I went to with my family in Colorado Springs.  Luigi’s has been family owned and operated since 1958. Besides the food, the atmosphere is one of the best attributes of Luigi’s. It is very inviting and tranquil. Luigi’s has an extensive menu and wine list to choose from. I highly recommend the Tortellacci which comes with two sauces, Besciamella(alfredo) and meat. Tortellacci goes great with Riserva Villa Banfi Chianti Classico. There pizza is one of the best in town as well. The staff makes you feel at home as soon as you step foot in the door. They open for dinner at 5:00pm Tuesday-Sunday. SkywaySkyway is located on the base of the foothills in Southwest Colorado Springs. It is home to Cheyenne Mountain School District #12. Lower Skyway is priced from $175,000-$350,000 and Upper Skyway is priced from $350,000-$750,000 for single family homes. The reason for the price variance is due to location. The homes are also newer and larger in Upper Skyway.

There are many great amenities around Skyway. First of all, there are great hiking and biking trails in and around Cheyenne Canyon just down the road from Skyway. Many locally owned restaurants and shops surround Skyway. Bear Creek Regional Park is a great place to take the family to enjoy the 300+ days of sunshine Colorado Springs experiences. The world renowned Broadmoor Hotel and Resort just a few minutes away.

Many people like the fact that Skyway is a more established neighborhood. Mature landscape surrounds the area. Location is a big factor for people moving to the Skyway area.  Many people love being close to the foothills to take advantage of the fantastic city views. Cheyenne Mountain School District #12 is an attraction for families due to having some of the top academic scores in Colorado Springs.
